As a buyer,
should I be nervous about buying a home directly from the owner?
Absolutely
not. Any real estate transaction requires that the parties involved be
completely honest and forthright. With a FSBO, you have the advantage
of looking the seller right in the eye.
I've never
completed a transaction without a realtor. How does a FSBO transaction
work?
Very much like a transaction
with a realtor. Once a written offer is made by a pre-apporved buyer,
a title agency is contacted by the seller. The title agency will arrange
an inspection and appraisal, complete a title search, and prepare all
paperwork for closing. The same precautions are taken, and the same paperwork
completed, as if a realtor were involved.
It feels
funny to go through a house with the owner present. What are they thinking?
Chances are the owner
has been in your shoes before, and may even be going through the process
of looking for another home right now. So, they are very familiar with
what you're feeling and will try hard to make you feel comfortable. Remember,
the owner wants you to like the home - so open every closet and look around
to your hearts content!
How do
I schedule a showing?
Just call or email! Many
times an owner is more readily available than a realtor would be to show
the home. Typically, a 24-hour advance notice is expected.
